Capital Raise Against Large Crypto Wallet for House Purchase
Challenge:
A client approached Longstride Capital Advisory with the opportunity to purchase a £800,000 residential property as part of a strategic investment in a high-growth commuter belt area. The client held a substantial cryptocurrency portfolio but faced difficulties accessing traditional finance due to the volatility and limited acceptance of digital assets by mainstream lenders.
Our client did not want to sell his crypto holding as he would be subject to pay substantial Capital Gains tax and also be subject to fees to off ramp from the Centralised Exchange. Also, he believed that crypto would continue to increase and didn’t want to miss out on the potential upside of still owning his crypto.
Solution:
Longstride Capital Advisory arranged a crypto-backed bridging facility for the client, leveraging their digital asset portfolio as collateral. This innovative structure enabled the client to retain ownership of their crypto while using it to secure a property purchase. The bridging loan, which offered a 75% loan-to-value (LTV) ratio, equated to £600,000 and was secured against a wallet held in custody with a regulated partner. The facility featured a serviced interest rate of 1.05% per month, with a 9-month term, ensuring the client could access the necessary funds quickly. Importantly, there was no requirement to convert the crypto into fiat currency, preserving the client’s long-term investment position.
Outcomes
The client was able to unlock liquidity from their cryptocurrency portfolio without the need to liquidate any assets, preserving their long-term investment position. The crypto-backed facility allowed the purchase to complete swiftly, meeting the vendor’s deadline and avoiding delays typically associated with traditional lending routes. With the acquisition finalised, the client is now well-positioned to transition onto a conventional long-term mortgage, supported by a clean title and standard income documentation.
