Bridging Loan for Property Acquisition
Challenge:
A property investor approached Longstride Capital Advisory with an urgent opportunity: a below-market-value residential property had become available, but it was deemed “unmortgageable” due to its condition—lacking a functioning kitchen and bathrooms. To secure the purchase, the investor needed £1,600,000 in fast-access capital, but traditional lenders were unwilling to finance the deal.
Solution:
Leveraging our expertise and relationships in complex property finance, Longstride Capital Advisory arranged a 75% LTV bridging loan at 0.89% per month, secured against both the target property and an existing £2,500,000 Buy-to-Let in the investor’s portfolio. This provided the necessary funds to complete the purchase quickly and begin the essential refurbishment works.
Outcomes:
The £1,600,000 bridging loan was secured, and funds were released within two weeks, allowing the investor to meet the seller’s 21-day deadline. With financing in place, the investor commenced refurbishment, installing a new kitchen, bathrooms, and other essential works. Once the property was brought up to a mortgageable standard, the investor planned to refinance onto a long-term buy-to-let mortgage, repaying the bridging loan in full.
